• An online sale takes place online through a secure website.  Bidding takes place through the website over a set period of time.  There is no in-room, telephone or absentee bidders nor is a licensed auctioneer present or required per Ohio law.


  • Bidders must register with Clear Out the House in order to place a bid.  You will be required to register your full name, address, phone number and valid credit card information.  Once this is complete, you are free to bid on items.


  • You can send an email to contact@clearoutthehouse.com if you need additional information about an item.  Make sure to include the name of the sale and the lot # in your inquiry.  Clear Out the House will respond as soon as possible.


  • Sometimes.  There will be a preview notice under the sale description if a preview has been scheduled.


  • Once a bid is placed, it cannot be removed.  However, it can be changed if you are the highest bidder.  If you change your bid, you can only lower it to the “Next Required Bid”.  However, you cannot delete a bid.  Please bid carefully.  All sales are bound by the Terms & Conditions of the sale.


  • The bidding console works best from a computer with the most current browser versions of Safari, Chrome, Firefox or Internet Explorer.

  • Yes!  Simply place your maximum bid in the “bid box” and enter.  Once you enter your maximum bid amount, the computer will continually increase your bid as other bids are received until your maximum bid has been reached.  You will receive email and text alerts if you are not the current winning bidder.  The system will continually update additional bids placed until the sale is closed.


  • If you are the winning bidder, you will receive an emailed invoice that lists the hammer price of the item, a 10% buyer’s premium, tax (if applicable) and any other fees noted with the sale.


  • All winning bidders must have a valid credit card on file at the start of bidding.  If you are the winning bidder, you will be charged automatically for all fees after the sale closes.  Clear Out the House does not currently accept any other form of payment.  You will be emailed a paid invoice listing all fees.


  • No, all items must be paid in full before the pick up date.


  • Easy!  The pick up city, date and times will be noted on each item during the online sale.  If you are the winning bidder, you will be emailed an invoice that will note the location (address), date and times of the pick up.

Selling FAQs


  • Call us for a free preview!  We’ll tour the home with you and assess your needs.  This typically takes about 30-45 minutes.  We will make a plan that’s right for you and review the contract and fees.


  • Yes, this is a good time to decide what you would like to sell.  It is helpful to either make a list or place post-it notes on these items so you are clear about what you would like to sell.  Selling almost everything?  Great, just make a note of the items that will NOT be for sale!


  • Gather and sort all items for sale and place in a designated safe area of the home that is easily accessible (except heavy objects and furniture, of course!).  If most of the contents of the home are for sale, then just clean out drawers and group like things together (ie., all china dinnerware, stemmed crystal glasses, sterling silver flatware, pairs of lamps, etc).  Don’t have time or live out of town?  Don’t worry!  Just let us know at the free preview and we can discuss how to help.


  • Once you have gathered and sorted everything for sale, call us!  Our professional staff will arrange a time to come to the home and do all the rest of the work.  We will create an inventory list, tag each item or group of items for sale, create descriptions and take photographs. This typically takes 1-2 days.


  • You will be sent an inventory list for your final approval before the sale starts.  You can change your mind and keep an item until that time.  Once you approve the inventory list, all items are uploaded to the selling online site and can no longer be deleted from the sale.


  • Clear Out the House online sales are live for 7 days.


  • No, Clear Out the House online sales are designed to let the market place determine the selling price of an item.  Bidding for all items starts at $1.00 and increases incrementally depending on the current bid.


  • A sale preview is a predetermined date and time that the public is welcome to inspect the items for sale in person either right before or during the live sale.  As the seller, you have the option to offer or waive this preview at your sole discretion.


  • Once the inventory list is approved, a pick up date and time will be agreed upon by both the seller and Clear Out the House.  All buyers will be notified about the pick up date/time/location city on the online sale site during the live sale.  Once the sale ends, all winning bidders will be notified of the specific location address.


  • Clear Out the House supervises all pick ups at the predetermined date, time and location.  Our staff will be on hand to make sure all items have been paid for and that everything is removed in a timely, safe manner.  The seller does not need to be present for the pick up.


  • You will receive your settlement between 5-7 business days after the sale ends and/or the conclusion of the pick up date.


  • All Ohio winning bidders are charged an 8% sales tax that Clear Out the House collects and pays to the State of Ohio.


  • We offer after sale services including arranging for a donation and clean out of the home for additional fees.
